Perfected Design Process

  1.  ASSESSMENT & QUOTATION

    The first step in determining if a granny flat can be built on your block is to firstly check if there is adequate space available and that there are no restrictions on the block that would prevent construction.

    It is ideal that you obtain a section 149 (2) certificate or as recently known as a section 10.7 from your local Council to determine if there are any restrictions and to ensure compliance with State Government requirements, a sewer service diagram from Sydney Water to locate any sewer lines and a title search from www.trisearch.com.au to determine if any easements are located on the property.

    Our goal is to help you reach your’s, whether it be for investment purposes or for family, we will gather as much information from you as to what you are looking to achieve to ensure that your quotation reflects your desires.

    A building consultant from A1 Granny Flats will conduct a free site inspection with yourself to check the following:

    Structures to be demolished.
    Trees to be removed.
    Gas connection.
    Water connection.
    Electricity connection.
    Stormwater connection.
    Sewer connection.
    Access to your backyard.
    Slope of your property.
    Distance from other structures.

    Our licensed builders will then prepare a fixed price quotation based on all information provided to us from your assessment including any additional site works. Though your tender is very detailed, we strongly suggest that you meet with us at our display centre to indulge the items and materials we have included in your tender and meet with our design team to prepare a free custom design to suit your block and to discuss your project in depth.
  2. DESIGN & APPROVAL

    This is an exciting time and is where your granny flat truly to comes to life. We will take care of all your design works and approvals either through Council or a private certifier. We will arrange a pre design meeting to go over any aspects you wish to incorporate into your granny flat and to determine positioning and style of your granny flat. Upon the acceptance of your quotation we will conduct the following:

    Arrange for a detailed site survey (and sewer pegout if required).
    Preparation of your custom concept design
    Modifications & final adjustments to your floor plan, facade, bathroom layout and kitchen.
    Preparation of your full architectural drawings.
    Obtain BASIX certificate.
    Obtain structural & hydraulic engineering report.
    Obtain a Sydney Water tap in approval.
    Obtain long service levy receipt.
    Once all documentation has been gathered we will then obtain your CDC approval from our private certifier.
    Your material & colour selections appointment will then be arranged.
    A draft Master Builders Association contract will then be prepared and provided to you to read through followed by your final contract for signing.
    Your project will then be handed onto our construction team and a date for commencement will be provided along with a site meeting.
  3. CONSTRUCTION

    Prior to construction commencing, an on site meeting will be arranged with yourself. You will be updated each week with our schedule and what works have been completed onsite. Below you will find a construction timeline process.

    Week 1 Pegout, site preparation (set up temporary fencing, toilet, signage, bins)
    Set out & pouring of concrete slab
    Week 2 Timber wall & roof framing
    Window & sarking installation
    Week 3 Plumber & electrical rough in
    Fascia, gutter & roof installation
    Week 4 External facade installation
    Electrical rough in
    Week 5 Insulation & gyprock installation
    Week 6 Waterproofing & fix out
    Week 7 Painting
    Installation of floor & wall tiles
    Week 8 Installation of shower screens, wardrobes and kitchen
    Week 9 Plumbing & electrical final fit off
    Installation of air conditioning
    Week 10 Installation of flooring
    Final clean
